The Commissioner of the Revenue is responsible for maintaining information on all tax parcels in Giles County and for preparing the annual real estate land book. The land book is the basis from which the real estate tax bills are generated. 

Real estate records are maintained in the Clerk's Office of the Circuit Court. Records of all land transfers are provided to the Commissioner each month. The Clerk also furnishes copies of all newly recorded plats and surveys. The Commissioner uses this information to update real estate records.

Tax Rate

The real estate tax rate for 2004 is $.72 per $100 of assessed value. This reflects a $.05 increase  from last year's rate.

Real Estate Tax Bills

Beginning 2004, taxpayers in Giles County will be billed twice a year for their Real Estate. The total tax will be based on the value of the property as of January 1st, and will be divided into 2 equal payments. The first falling in June and the 2nd falling in December. Giles County is not a prorating county, therefore ownership of real property is based on  January 1st of  the tax year. For example, if property is purchased after January 1st, then the tax bill will not reflect the new owners name until the following year.

Due Date

Payment of real estate taxes in Giles County for 2004 will fall due on June 14th and December 6th. A 10% late penalty is assessed on all  payments made after these dates. In addition, interest at an annual rate of 10% will be tacked on to the unpaid balance.

Reassessments

County reassessments on real estate in Giles County is done every 4 to 6 years. At this time, the Board of Supervisors hire a mass appraisal group to go out and assess each parcel of real estate in the county. Letters are mailed to every land owner stating what the new assessment is for their real property or properties. Each land owner will have an opportunity to set up an appointment with the mass appraisal group to contest their new assessment. If the taxpayer is not satisfied with their decision, they can meet with the County Board of Equalization to contest this assessment. Once the real estate books are signed, the assessments are set until the next reassessment. From this point, the only way to contest an assessment is for the taxpayer to take it to court. Note: Giles County is currently in the middle of a full reassessment. Letters will be mailed to all property owners this Fall indicating the changes in value of each taxpayer's property. At this time, taxpayers are encouraged to contest any values that they do not agree with. Once the books are signed, the values will become effective beginning tax year 2005.
